The Egyptian Tax Authority (ETA) has launched its inaugural mobile application, the “Real Estate Transactions App,” marking a significant stride in the nation’s digital transformation of tax services. This new platform allows taxpayers to complete transactions, settle tax obligations, and obtain crucial clearance certificates electronically, directly from their mobile devices or the ETA’s website. The initiative, announced on August 20, 2026, is a key component of the Ministry of Finance’s strategy to streamline tax procedures and expand digital service delivery.

Rasha Abdel Aal, Head of the Egyptian Tax Authority, described the app as a “qualitative leap in digitising tax services,” enabling citizens to manage their tax affairs “from anywhere and at any time.” This development aligns with directives from Ahmed Kouchouk, Minister of Finance, aimed at simplifying tax processes and enhancing the accessibility of government services. Notably, clearance certificates for real estate transaction tax will henceforth be exclusively valid when issued through this digital channel or the ETA’s official website, ensuring a unified and verifiable system.

Initially, the application’s scope is limited to taxpayers residing in the Greater Cairo and Alexandria governorates, as indicated on their national ID cards. However, the ETA plans a phased rollout, gradually expanding the app’s reach and services in accordance with its comprehensive digital transformation roadmap. The app is designed to function as a “smart tax office in every citizen’s pocket,” facilitating electronic account creation for both Egyptian and non-Egyptian individuals, subject to robust verification and security protocols including Optical Character Recognition (OCR) and One-Time Passwords (OTP).

The “Real Estate Transactions App” leverages artificial intelligence and intelligent data analysis to verify property values against market benchmarks, thereby accelerating transaction processing and minimising manual intervention. It also offers advanced document management, allowing users to upload necessary files, track application statuses, and link previous paper-based notifications. The platform automatically calculates tax liabilities and late payment penalties, with provisions for partial payments. Upon successful tax settlement, users can immediately generate and download electronic clearance certificates. The app also provides tools for tracking requests, appeals, and receiving real-time notifications to prevent errors.

A comprehensive taxpayer guide detailing the app’s usage is available for download from the ETA’s website. For further assistance, taxpayers can contact the authority’s call centre at 16395. The ETA views this digital advancement as crucial for improving performance efficiency, bolstering the investment climate, and delivering faster, more transparent, and user-friendly tax services, in alignment with the Egyptian state’s broader digital agenda.
